FOPROLOS: questions to ask the bank before reserving a home

IMF editorial team · Updated on

Prepare for a BH Bank meeting: income category, first-home status, covered area, price, deposit and application documents. Financing depends on the bank's assessment of you and the property.

Start with the property and the developer

BH Bank describes FOPROLOS as a route to buying a first home from an approved developer, among other uses. Ask the sales team for the specific unit reference, a dated written price, its plan, covered area and evidence of the approval applicable to the development. Ask the bank whether that particular unit qualifies. A FOPROLOS label in an advert is neither a loan approval nor confirmation that the unit qualifies. BH Bank source checked on 29 September 2026.

Ask the bank to check income band and area

BH Bank sets out four bands based on gross monthly income including allowances, expressed as multiples of the Tunisian minimum wage (SMIG). The spouse's situation is also part of the checks. For acquisition, the bank lists a covered-area limit of 100 m² for an individual home and 120 m² including shared areas for a collective home. Ask which income evidence, SMIG figure and period the bank uses, and which area on the plan it will assess. Do not assume that the saleable area shown on IMF equals the scheme's covered area. Request a written financing breakdown

For purchase from an approved developer, the BH Bank page lists a loan cap of 90% of the purchase price, at least 10% own funding and a repayment term of up to 25 years. Rates and grace periods vary by category: do not assign yourself a band from one number. Ask for an individual written breakdown of the price used, deposit, possible loan, instalments, term, grace period, insurance, guarantees and any other costs. Confirm the terms applying to your application date in writing; a simulation is not loan approval. BH Bank source checked on 29 September 2026.

Prepare documents and keep the reservation conditional

Ask BH Bank for its current document checklist for your band and family circumstances, including documents relating to the property. Assemble identity, income and unit documents according to the bank's actual list. Before paying anything, request the seller's written reservation terms and the consequences if financing is declined. Have a qualified professional review them if needed. Neither IMF nor this guide decides eligibility or the outcome of an application.

Frequently asked questions

Does an apartment's price prove FOPROLOS eligibility?

No. BH Bank assesses the applicant, the home and the scheme's criteria; ask about the exact unit.

Is IMF saleable area the FOPROLOS covered area?

Not necessarily. Ask how the bank defines and calculates covered area, including shared areas.

Does a bank simulation approve my loan?

No. Request the document checklist and a written financing decision after the bank assesses your application.
